The Directorate of Public Construction and Property needs a local project manager who shall assist The Directorate of Public Construction and Property with future construction, renovation and maintenance work at the Norwegian Embassy (cantine and residence) in Berlin.Certain assignments, mainly related to contact with local authorities, will require architectural competence. The awarded local project manager does not need to have these qualifications, but tenderers must be able to provide a qualified architect for such assignments as a part of the tender offer. Hourly rates for qualified architects shall be given in Annex 1.De expected projects/maintenance measures will be of varying nature and include several disciplines, including maintenance and upgrading of technical systems and building components, such as renovation of roofs, bathroom renovation, replacement and renewal of floors, facade works, as well as internal and external paint.

Statsbygg currently has framework agreements with local contractors in Berlin within the following disciplines: - Ventilation (HVAC) - Plumbing work - Electrical construction work (joinery work, masonry work, metal work etc.)Statsbygg has also engaged a technical coordinator in Berlin (currently Ingenieurbüro Kessler), who the local project manager will be responsible for leading. This includes handling tasks, finances, general communication, invoicing and more. Statsbygg will have the final word in economic questions and decisions, including the choice of systems before implementation, while the local project manager shall assist Statsbygg with implementation, follow-up and coordination of projects and maintenance measures. The services will also include, but not be limited to, the following assignments: - Meetings with The Directorate of Public Construction and Property ́s representative. Frequency will be agreed upon as needed - Assist the Directorate of Public Construction and Property with procurements, including preparation of tender documentation as well as obtaining and assessing tenders - Be the Directorate of Public Construction and Property's primary contact point for contractor(s) - Coordination of contractors and consultants during planning and execution - Keep in touch with local authorities, including obtaining the necessary permits - Follow-up of work on the construction site - Follow-up of health, environment and safety at the construction site on behalf of statsbygg - Follow-up of work on the construction site - Follow-up of health, environment and safety at the construction site on behalf of statsbygg - Follow-up of work on the construction site - Follow-up of health, environment and safety at the construction site on behalf of the Directorate of Public Construction and Property. and reporting progress for Statsbygg - Quality assurance and quality control: Ensure that the contractor ́s work is in accordance with approved design, quality and schedule - Inspection of invoices, to ensure that they are in accordance with the contract and carried out work - Immediate notification to the Directorate of Public Construction and Property for changes in work/project plans - Handling the hand-overs The working language between the project manager and the Directorate of Public Construction and Property shall be English. The contract will be valid for two years, with an option for an extension twice, each time for one year. This means that the contract will last for a minimum of two years and a maximum of four years.
